This session is built for both partner agencies and landlords, providing a shared playbook for setting expectations, documenting condition, and handling issues professionally.

In this upcoming session led by Jim Fowler, Manager, Landlord Relations, we will provide a complete, practical guide to navigating the entire lifecycle of a tenancy—from a proactive move-in to a fair move-out. We will go beyond just identifying problems to focus on the partnership actions that prevent them.

We will cover three key areas:

Part 1: The "Shared Reality" (The Move-In) Before we can judge a move-out, we need a flawless move-in. We'll show you how to create a "Shared Reality" inspection report using timestamped photos and video, setting a clear, objective baseline for the tenancy that protects everyone.

Part 2: The Visual Guide (The "Wear & Tear Quiz")This remains the core of our talk. We'll use clear, side-by-side photos to quiz the audience on the difference between:

  • Reasonable Wear & Tear: (e.g., scuff marks, faded paint, worn carpet paths)
  • Actual Damage: (e.g., wall holes, crayon, burns, unapproved paint)
  • Cleanliness vs. Damage: (e.g., a dirty stove vs. a broken one)

Part 3: Action & Prevention (The "What Ifs")With our remaining time, we'll tackle the two most critical "what if" scenarios:

  • The "Drip... Drip... Disaster" Protocol: What to do about damage that happens during a tenancy (like a small leak). We'll cover the "failure to report" problem and the "who to call first" protocol.
  • The "Big Oops" Myth-Bust: A 5-minute primer on landlord vs. tenant liability insurance. We'll explain who is responsible for major accidental damage (like a fire or flood) and why tenant insurance is a critical tool for tenancy stability.
